Take a look at the fact sheets from the professional realtors so that you'll know what to put into your own fact sheet.

Your aunt is going to need the services of a good real estate lawyer since she plans on selling it herself.
Perhaps your bank in the town where the house is can recommend one. Just ask to speak to whoever is in charge of the real estate loans at the bank. That person should know who's good and who's not.

I think I have a bit of bad news for you though. Renting the house out even temporarily will have to stop and the family will have to stop staying there as well except to show the house to prospective buyers. I'm guessing that the realtor your aunt originally signed to work on selling the house didn't like it that the house was still being used. Realtors don't and often they refuse to do anything toward selling a house if renters are still in it.
I wish I could be of more help to you but I don't know what the real estate laws are like in your state.
